            1.     Buyers are prequalified: Owners are not subjected to curiosity lookers and undesirable people in their homes. Accepting an offer from an unqualified buyer can take your

                    house off the market while you might lose out on a qualified buyer who wants your house.

            2.     House is not shown without a salesperson present: Theft is minimized. We know who is viewing your home. Any stranger approaching your home can be referred to a

                    real estate professional for proper handling. Don't take chances!

            3.     Sellers aren't tied to the house: Sellers don't have to stay home all the time "in case." Property can be shown any time. We will always try to contact you in advance

                    to avoid inconveniences.

            4.     Seller gains buyers who are transferred into the area, repeat and referrals from agent's files. These buyers are not normally available to sellers since they rely on the

                    services of a real estate agent.

            5.     Many buyers avoid 'For Sale by Owner' because they want the protection and assurance provided by a real estate professional. They want to buy at a fair price and rely

                    on the agent to verify the market value. They want an agent that is working for them and will protect their interest and not a lawyer hired by the owner.

            6.     Creative financing suggested by an agent can increase the number of potential buyers. Not everyone can qualify to purchase a home, however, we can look for solutions

                    and find ways to turn some of these buyers into qualified buyers.

            7.     Knowledge of real estate law can save the seller money and problems. We will write the contracts and explain the consequences of each item agreed to.

            8.     Knowledge of real estate values can assure you of a fair market value for your property. We can defend and justify our price and assure the buyer that the price is realistic

                    and supported by the market.

            9.     The main reason people decide to sell their house themselves is to save the commission. This is a legitimate reason, however, this is not always what happens. Buyers are

                    going to want this money also plus anything else they can get.

           10.     Without proper representation you are exposing yourself to a number of problems any of which can be costlier than paying a commission. We earn our brokerage by exposing

                    your property to more buyers than you could possibly attract yourself, and by protecting you and advising you about the consequences of any decision you make.
